Overview
A 215.5 Acre Mixed Use TND Subdivision located in Kissimmee, FL (Osceola County) directly on the eastern shore of Lake Tohopekaliga. The project consists of 790 approved residential units, and a 4.9 acre Village Center that includes 40 apartments or condos, above 35,000 square feet of commercial space. It will feature an internal waterway system that will provide approximately 180 home sites with a private boat slip and lake access via a boat lift system. An internal marina will include a private ramp and 80 additional boat slips. A community dock will have another 100 boat slips, directly on the lake. The plan also includes extensive community parks, public areas, and green space.

Future Land Use (CPA03-0027)
Approved by the Osceola County Planning Board, Osceola County Commissioners and the State of Florida Department of Community Affairs for a future land use designation of Low Density Residential (up to five units per acre).

PD Zoning (PD06-00032)
Approved by the Osceola County Planning Board and County Commissioners for:
474 Single Family Homes (180 Internal Waterway and 20 Lake Front)
304 Multi-Family Townhouses or Condos
40 Multi-Family Condos or Apartments Over The Commercial Space
35,000 Square Feet Commercial

Comprehensive Development Plan
Approved by the Osceola County Planning Board and is slated to go before the County Commissioners for final approval in mid September.

Preliminary Subdivision Plan
Is complete and awaiting submittal to Osceola County as soon as the Comprehensive Development Plan receives final approval from the County Commissioners. This process is online for final approval in early November.

Additional Studies
We have also conducted a Geotechnical Survey and Phase One Environmental Survey, both of which indicate no problems that would impede development of the project.
